Latest Market Update - October 2020

 

July 2020 market update - Kangaroo Flat


Prices are still holding strong during the covid crisis. Average median prices are 5.8% higher than 12 months ago and the main reason being with less stock on the market and buyers still looking.

At this stage sellers asking prices are around 9% more than 12 months ago, considering home prices have grown by 5.8% this tells us that sellers are still quite confident and advertising their homes higher than the growth in the area.

Days on market to sell has gone up more than previous months, this can be because with a scarcity of stock coming onto the market the properties that have not sold could have taken longer due to overpricing or being in a higher price bracket.

Properties on the market is still sitting around 16% less than 12 months ago and this trend is predicted to continue.

Our Essentials Plus Package with all inclusive advertising is gaining popularity in the face of rising property prices and selling fees linked to that.

Vacant properties are still quite low making it difficult for tenants to move during the covid pandemic.

The vacancy rate steadily sits around .6% of the properties being rented.

Rental values have risen over the past 12 months but appear to be flatlining slightly.
